1.1. All bookings are subject to availability and are not confirmed until payment in full has been received and a booking confirmation has been issued.
1.2. Full payment is required at the time of booking. We do not offer deposit or split-payment options.
1.3. Payment can be made via the methods specified on our booking platform. All prices are quoted in Australian Dollars (AUD) and are inclusive of GST where applicable.
1.4. We reserve the right to cancel any booking where payment has not been received.
2.1. Check-in time is from 2:00 PM and check-out time is by 10:00 AM, unless otherwise arranged in writing.
2.2. Access to the chalet is provided via a smart lock system. Entry codes will be provided prior to your arrival and will expire automatically at check-out. You must not share your access code with anyone outside your booking party.
2.3. Early check-in or late check-out may be available upon request and is subject to availability. Additional charges may apply.
3.1. The guest named on the booking is responsible for the behaviour of all members of their party and any damage caused during the stay.
3.2. We don't expect you to leave the chalet spotless — a full clean is part of our turnover. We do ask for a few small courtesies before you go to help us reset for the next guests:
3.3. Leaving the chalet in a reasonable state — no excessive mess, spills, or rubbish left behind — means no extra charges. An additional cleaning fee of $100 applies only where the chalet is left in a condition requiring cleaning well beyond a normal turnover.
3.4. Any damage to the property, furnishings, fixtures, or equipment must be reported to us immediately. Guests may be held liable for the cost of repair or replacement.
3.5. Smoking is strictly prohibited inside all chalet accommodation. Smoking is permitted outdoors only, and cigarette butts must be disposed of responsibly.
3.6. Guests must observe quiet hours between 10:00 PM and 7:00 AM out of respect for other guests and neighbouring properties.
4.1. A wood fire is provided in each chalet for guest comfort during the cooler months. Firewood is supplied and must not be supplemented with any outside materials.
4.2. Guests must follow the operating instructions provided in the chalet information booklet. The fire must be used responsibly and in accordance with all local fire regulations.
4.3. The wood fire must be fully extinguished or safely contained before leaving the chalet unattended or retiring for the evening.
4.4. During total fire ban days, the wood fire must not be used. Guests will be advised of any fire ban conditions.
5.1. Ferguson Highlands Farmstay is a working farm property with live animals on site. Guests interact with farm animals at their own risk.
5.2. Children must be supervised by an adult at all times when interacting with animals or exploring the property grounds.
5.3. Guests must not feed the animals unless expressly permitted and with feed provided by us. Feeding animals inappropriate food can cause serious harm.
5.4. All farm gates must be left as found — open gates must remain open, and closed gates must remain closed — to prevent animals from escaping or entering restricted areas.
5.5. Guests are advised to wear appropriate footwear when walking around the farm property.
6.1. Pets are not permitted on the property unless prior written approval has been obtained at the time of booking.
6.2. Where pets are approved, they must be kept under control at all times, must not be left unattended in the chalet, and must not interact with the farm animals.
6.3. The guest is responsible for cleaning up after their pet. An additional cleaning fee may apply for approved pet stays.
7.1. The number of guests must not exceed the maximum occupancy stated in the listing for your booked chalet. This limit is set for safety and comfort reasons.
7.2. Only guests named or accounted for in the booking are permitted to stay overnight. Day visitors must be approved in advance.
8.1. Cancellations made 14 or more days prior to the scheduled check-in date will receive a full refund, less any booking platform fees that are non-refundable.
8.2. Cancellations made between 7 and 13 days prior to check-in will receive a 50% refund of the total booking amount.
8.3. Cancellations made less than 7 days prior to check-in, or no-shows, will not be eligible for a refund.
8.4. We reserve the right to cancel a booking at any time due to unforeseen circumstances, including but not limited to natural disasters, bushfires, or essential maintenance. In such cases, a full refund will be provided.
8.5. We strongly encourage guests to arrange travel insurance to cover cancellations, travel disruptions, and personal liability.
9.1. Ferguson Highlands Farmstay is a rural property with natural terrain, waterways, wildlife, and farm infrastructure. Guests acknowledge the inherent risks associated with staying on a rural property and accept responsibility for their own safety.
9.2. To the maximum extent permitted by Australian Consumer Law, we are not liable for any loss, injury, or damage to persons or property arising from the guest's stay, except where caused by our negligence.
9.3. Guests indemnify Ferguson Highlands Farmstay against any claim, loss, or liability arising from the guest's use of the property, breach of these terms, or the actions of any member of their party.
10.1. We collect personal information (name, contact details, payment information) for the purposes of processing your booking and communicating with you about your stay.
10.2. We will not share your personal information with third parties except as required to process your booking, comply with legal obligations, or as otherwise set out in our Privacy Policy.
10.3. By making a booking, you consent to the collection and use of your information in accordance with these terms and our Privacy Policy.
11.1. Complimentary WiFi is provided for guest convenience. Connection details are available in the chalet.
11.2. The WiFi service is provided on an "as-is" basis. We do not guarantee uninterrupted or high-speed connectivity given the rural location of the property.
11.3. Guests must not use the WiFi connection for any illegal activity, to download or distribute unlawful content, or in any manner that may compromise network security.
12.1. We shall not be held liable for any failure to perform our obligations where such failure results from circumstances beyond our reasonable control, including but not limited to natural disasters, bushfires, floods, severe weather events, pandemics, government restrictions, or utility outages.
13.1. These terms and conditions are governed by the laws of Western Australia. Any disputes arising from these terms will be subject to the exclusive jurisdiction of the courts of Western Australia.
13.2. If any provision of these terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
13.3. We reserve the right to update these terms and conditions at any time. The version in effect at the time of booking will apply to your stay.
13.4. These terms and conditions are to be read in conjunction with any house rules provided in the chalet information booklet.
